The Question

A potential Airbnb host in Astoria, Queens was considering a bedroom and bathroom renovation but had no data-driven basis for the decision. This project analyzed the full NYC Airbnb market mapping price density by proximity to landmarks and transit hubs using Mapbox, then narrowing to a competitive pricing analysis against comparable Queens listings in Long Island City and Woodside. Manhattan led the market at $301 average nightly, while the Bronx offered the most affordable listings at $121. In Queens, the renovation would push nightly revenue from $165 to $308 an 87% increase.
